Questions regarding mini split AC units

Hello,

I have a couple rental properties that have mini-split ductless AC units installed in them in multiple rooms and although they were sold as being, newer technology with better efficiency and energy savings, I don't have any experience on how they hold up for other land lords and tenants over several years.  It appears besides popping out and cleaning out the washable filters there are additional recommended maintenance in cleaning the coils and blow wheel etc. every so often.   How do you really maintain these in real life and how frequently do you do it?  And do you hire an HVAC person to do it and what have your costs been?
