Out of all the Dayton suburbs I would say the least opportunity is in Beavercreek...that said, my last flip was there...live in...not a home run. but it worked...In at $200k with $15k in and out at $259k...had an offer within 6 hours of the house hitting the market.I think it just depends on your strategy...if you are just bread and butter flips, I think you can find them all over the Dayton market with the exception of a few areas.Best of luck!

Before you rent increase the existing tenant (your only bread & butter to date) - take into consideration how long they have been there, how the keep the property & what their general reputation they have (this may be harder to figure, but you need to dig), and what the rental climate is like (tight hard to find places, or lots of inventory).
