Advice for Newbie in Dayton, Ohio

Hey gang! Looking for advice for a newbie in Dayton, Ohio area. Currently doing a live in rehab which is expected to be ready to list in the next 30 days. My goal is to sell this property and move to either another SFR or small multi-family to relive in rehab. The plan is to do live in house rehabs to turn into rental properties with mostly DIY labor. I'm currently working with a realtor and have been researching the Kettering, Huber, Beavercreek, and Miamisburg markets.

Looking for advice from any other house hackers that are familiar with the area/market. Open to other markets, just need guidance.

    Welcome to Biggerpockets. I personally started with a live in REO and finally turned it into a house hack. I believe that house hacking is the best way to get into real estate. If you combine house hacking with a fixer upper property you can create a lot of equity and free living once fully renovated. House hacking allows you to start saving a tremendous amount of your income, which can be used for future down payments on investment properties.
