A Realtor who knows the area and can scout off-market deals, a dependable contractor, a property manager who doesn't need baby sitting ... etc.

Im really not into the idea of scouting down properties as I would like to ficus on the rehab part, but I do eventually want to learn Wholesaling to find my own properties, so any suggestions for a GOOD Wholesaling training/platform to use would be greatly appreciated too.Please i need honest help, thank you ❤

I did quite a bit of scouting there in March.

The last place I scouted was a no for this same reason but I didn't link it to the cap ex side of the "sheet math" in my head until I read your reply.

That leaves me with enough time to scout and put in one offer.

Out of state seems better since my money goes further but I’m scared and can’t afford to be flying around to scout properties.
