I have a hard time kicking folks out for any reason, but I let a kindly couple who hoarded food and other stuff and it took 3 weeks to haul everything out and get rid of mice. 

You don't want to be unloading your groceries and have someone come up to you about pets, neighbors, miniblinds, etc.

They could pass a new resolution not to allow rentals, or no pets in rentals, or no section 8 in rentals, or raise the HOA dues insanely high for a year until you sell it to fund better reserves for themselves at your expense. 

@Shabar Marshall maybe Las Vegas is different but when I list a condo/hoa for sale, I have already asked the association, if seller doesn’t already know, about parking, pets, and rental restrictions so I can answer those questions vs wasting everyone’s time.

If you allowed pets, which I hope you didn't, ridding the home of the smell could pose a problem, especially if the pet relieved itself in the same spot.

One person booked at the normal rate instead of what we quoted and the other somehow had a pet fee attached which we still don’t understand since we do not have that as an option.  

AI machines can extract resources such as minerals and food and distribute them at no cost.

What's his schedule like, can he agree to do rideshare, food deliveries, or a second job on his off days to guarantee rent?  

Any other possitive factors  - stable tenant base  - alarm systems  - regular checks on the property  - no pets  - Lead safe certification  - newer roof, plumbing, electric, etc..Anything to balance off the lossesBe prepared that it may end up in a non-standard (surplus lines) market for a couple of years.If you did not have flood coverage before, see if they will continue the current policy if you get Flood coverage and increase the property coverage deductible.
