I considered taking the FHA route.Since I have the project managing experience my sights were set on a two bedroom one bath that I could make a three bedroom two bath down the road.Now taking this to a business level vs personal level- that's the basic backbone of the business.I can do the drawings, have experience with the individuals that handle permitting, and the process, and then can directly reach out to subcontractors as the owner of the property to facilitate the rehab and/or addition.My own research has led me to believe that rental rates (I also have personal experience with these) and low vacancy due to over demand should prop up this model effectively. 

You mention constructing a new second story to accommodate the JADU – only 150 square feet of new construction is allowed to facilitate ingress and egress for JADU conversions.

Just the other day I made an offer via a text message between the seller and myself.Once I figure out that the seller and I are in the same ballpark and the deal is likely to happen then I reach out to my realtor and ask her to facilitate the transaction.

I can't do all the sifting through deals, checking out properties, and facilitating the transaction.

Any advice of lenders who will facilitate?

I hope you take the time to reassess and regroup, the malpractice liability risk you’re engaging in can’t be overstated (I assume, as it appears this is a "strategy" you regularly advise on and facilitate).

I currently have a realtor (friend) helping me out on making the best decision and at the very least would be used as a facilitator to take care of any paperwork.

If you make any money on real estate by brokering or somehow facilitating a deal, its possible your breaking NV law and the NV Real Estate Division will file charges in state court.
