Selling townhouse to current tenant

Current tenants lease expires April 30th and are wanting to buy the house. They want to do everything without realtors to avoid having to pay the fees. listing price would be around 240k and currently there is nothing under 300k available in the area. Tenant mentioned paying around 215k based on the fact that I wouldn't be paying realtor fees. I currently have a realtor (friend) helping me out on making the best decision and at the very least would be used as a facilitator to take care of any paperwork. My realtor thinks if we list it we will get multiple offers and potentially more than asking price based on it being the only house available. Trying to weigh my options and make the best decision for me to get the most $$$

@Mike O., as buyers, your tenants wouldn't have any realtor fees to pay. So, what's their real reason for not wanting to use agents? Something to ask yourself.

What do the comps show? If the FMV is really $240-300k, you owe it to yourself to try and get that much. I would get some recent comps and present them to your tenant along with a fair price based on your agent friend's recommendation. $215k sounds too low. Even factoring in realtor fees, your taking a $15k+ haircut, at a $240k FMV. If you could get $300k? Heck, that's 70 grand you're passing up.
