My issue currently is more consistent income as I'm on commission percentages as an assistant and carrying a mortgage while I theoretically would wait for renters would drain my resources after rent/food/bills.

I would avoid garbage disposal, because it just encourages putting food down the drain which, even through a disposal, will cause more plumbing issues over time.

There also needs to be some sort of food and/or picnic option nearby I think.

@DrewSing took me out to Thai Food one time, he recently bought a 5 bedroom fixer in Washington, and the rest is history.

As a consumer I know what I want and the top of my list of priorities when it comes to anything (food, clothes, cars, house) is price.
