Best bang for your buck updates

Hey Guys,

I just purchased my first duplex last month. Each unit is 3 bed, 2 bath. The upper unit needs a kitchen remodel, but other than that it's a very solid first property I believe.

Does anyone have any tips or tricks as to the cheapest/most useful updates that not only are eye catching to a potential tenant, but increase property value at the same time?

I've attached the link as well, if any of you see something that catches your eye that could use a face lift to make the property value more, please let me know. I already know that a clean nice lit storage area would be a great upgrade, and we plan on doing that to the basement, after we paint over the graffiti/etc

I appreciate it!

@Adam Horvath I am not sure the smart outlets add much value. The power supplies go bad in them and USB will be replaced in the coming years with USB-C. A dishwasher is a great upgrade. I would avoid garbage disposal, because it just encourages putting food down the drain which, even through a disposal, will cause more plumbing issues over time. LED bulbs sound great, but my recent experience I have been having issues with them burn out in a year (nowhere near the 22 years the package says). I just put cheap bulbs in and let the tenant put energy efficient ones if they want.

It looks good overall, but the tile in the kitchen and bath is pretty horrible looking. You could put a luxury vinyl right over it and that would make it look way better. For inexpensive updates, I like fresh paint and updating light fixtures. Both are DIY and don't cost much.
