New to BP! Starting my RE journey now and closing my first deal!

My name is Joseph Gambino, I’m new to BiggerPockets but have been listening to the podcast for awhile now. Try to get atleast two episodes in a day. I’m closing on my first deal in Fairhope, Alabama. Fairhope is a high end community, expensive, and touristy. My family owns a small restaurant doing $1mil+ a year in the heart of the town (local population 14,000 give or take). Small cottage, 598 sqft, getting it for $63,500 (was listed at $72,500) with seller replacing the whole A/C system (compressor, condenser, air handler, furnace, heat pump) and him paying all my closing cost. Looking at $415 for mortgage and should be able to rent it for $750. I can put myself around in the greater Mobile, AL area. Ready to learn and eager for more deals.
