I am a beginner in foreclosures My job is to basically call the people on the list and tell them I’m interested and see if there is any mutual interestIt has gone horribly so far Most of them hate my guts and curse me out I’m not offended but I want to find a way to be the one because every Single person I talk to doesn’t want to talk to me(almost) Some of them are nice and say loan modification but how do I at least get my foot in the door to make them a offer.

Renting is a nightmare and costly as heck.You make money when you buy by buying low...fix and dump it...flip it...get out as fast as you get in.Why....renting is horrible.  

All-in-all I'm down about $2,000 on top of my initial investment, which is not horrible.

For example I use to have horrible credit but now it's good if I was a landlord lord that used Credit scores I wouldn't of qualified as my own tenant if it was a few years ago  

They always act like its not their fault and are horrible at managing and noticing their mistakes.

ANYTHING with a 4% success rate is horrible.

In any case, my experience is that a PM can be great in one market and horrible in another.

But my mom says that mobile homes are bad overall because a few decades ago my uncle and aunt had a horrible time and took a loss on their mobile home.

I am horrible with tax language, but basically you are saying I can take the total spent to get it rental ready as a depreciation expense, right?
