Hi all, I'm based in the Los Angeles & Orange County, CA area and am interested in flipping homes.I have one quasi-BRRRR deal under my belt.About me:-Former Fortune 50 Commercial Real Estate Banker, specializing in distressed assets (restructuring/modifying notes, pursuing guarantors, foreclosing on assets)-Varying degree of experience in legal remedies (mediation, arbitration, bankruptcy etc.) with inside/outside counsel-$500,000,000+ RE transaction experience from west coast thru the mid-west-USC Business School Alum w/concentration in Real Estate Finance & Development-Licensed REALTOR in CA-Hands-on experience rehabbing real estate (full kitchen rehab, flooring, painting, spraying texture, removing load-bearing walls, bathroom rehab - have pictures from BRRRR project)[QUESTION] What is the proper approach to seeking a local mentor/partner on BP?

That new floors are 6 dollars /sqft not 1.5 dollars /square feet.We give them the list of repairs we would need to do and the prices, and we show them our profits.IF they are motivated to sell they WILL accept the offer.

Prior to the military, I did concrete work, drove a truck (I got my CDL when I was 16), and operated heavy equipment.

It is one thing to do painting and new flooring and another to do a rehab that lasts several  months.

I'm renting the first floor and living on the second floor.

We added a kitchenette in the basement to take the heat off the one main floor kitchen, and a deep freezer out back.

I could make some additional changes to remove ground floor doors and put another french drain in but do not want to go through all the work if I could just offer an allowance for the buyer. 

If the property is in a flood zone, but the house first floor and any mechanical devices are above the right elevation, you can significantly lower your flood insurance to a rate that could be very reasonable. 

So what would you do with these stairs and flooring for resale?    

I'm not using a licensed contractor to clean the gutters, lay a tile floor or fix the garbage disposal.
