That new floors are 6 dollars /sqft not 1.5 dollars /square feet.We give them the list of repairs we would need to do and the prices, and we show them our profits.IF they are motivated to sell they WILL accept the offer.

If the property is in a flood zone, but the house first floor and any mechanical devices are above the right elevation, you can significantly lower your flood insurance to a rate that could be very reasonable.
