Duplex with flooding problem

Posted

I purchased a duplex 8 years ago.  There was a state road being built directly next to it during the first year I owned it.  Shortly after the road was completed, my property with a finished basement that was used as legal bedrooms flooded 3 inches deep, 3 times during very heavy rain falls in one summer.  Long story short, I put in a claim with the state and they settled with me after many phone calls for a dollar amount and did considerable work to the new road (new grading, storm drains, & cleaning the outlet a block down) and my property (retaining wall, moved my driveway, etc.) to help remedy the situation.  Fast forward 5 years, flooded again last summer.  Thinking ahead, I purchased flood insurance and was covered this time, also think the outlet jammed up again by Beavers which was cleaned afterward.

I am now looking to sell the property and buy something larger with more units.  I could make some additional changes to remove ground floor doors and put another french drain in but do not want to go through all the work if I could just offer an allowance for the buyer.  Thoughts?
