How do you present a cash offer?

When you talk to sellers how do you present them a cash offer? What do you tell them?

Example: hi, would you consider a cash offer we close quickly etc.. etc..

How do you present your cash offer?

 Here is how we get 80+% of our offers accepted.

We are transparent. We let the seller know  that a brand new kitchen is not 3K  but 17K, that a brand new bathroom is not 500 dollars, it is 5000 dollars. That new floors are 6 dollars /sqft not 1.5 dollars /square feet.

We give them the list of repairs we would need to do and the prices, and we show them our profits.

IF they are motivated to sell they WILL accept the offer. Why? Because you are transparent. there is no room for arguing or debate on the prices. If seller has ANYTHING to say you whip up your phone, make sure questionable pictures are not shown and you go to home depot .com and you type in "Appliances". And you show the bugger that a brand new set of appliances is 3.5K, not 700 dollars.

There is no arguiing the numbrs. Numbers never lie. The seller now knows you are legit, transparent,  and good at what you do. We do not show a single sign of desperation, in fact we often come across as very "whether you sign or not I don't really care"... not on purpose... simply because we have 376954728529473 thousand leads we still need to make offers on and if they don't accept the price we TRULY do not give a pooples! This demeanor comes across as very credible too... and the biggest reason we get our contracts signed... I am FRIGGIN sexy. OMG if you saw me in person, one whiff of my pits and you are screwed. Done!

Again if they are motivated they will sign the contract because WHY would they tell you "no" and go to a competitor when they will most likely going to give them the SAME numbers... because your numbers make sense!

So if they truly need to sell it they will sign your contract.

Easy peasy.

That is why MOST wholesalers struggle, they are not honest and transparent. That is why most people on BP hate wholesalers (I don't). I just wished wholesalers would step up and stop giving clowns like xxxxxxxx ammunition to talk down on wholesalers.

Be honest, be transparent, and there won't be drama!
