Regarding turnover: This depends on whether you have them sign a 1-yr. lease, Semester lease, 10-month lease, etc.

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.

Charge what you need but be sure and pay it off before the introductory rate expires. 

We raised our monthly rate slightly and were able to lock in a $2700/month booking to start this month. 

I will probably only be budgeting to use up to $600k to be safe, which I know will be tight depending on what location is selected.

I feel the rates are very high and could be challenged.

One tenant however, did refer to having their rent pro-rated by the number of days that the situation would last.There is a clause in both their leases that they are responsible to carry renters insurance to protect their personal belongings against fire, theft, flood, loss of use etc. 

@John Underwood what you wrote makes total sense but, as you know better than me, finding a great ROI property in the US ain't easy anymore with the new normal when it comes to interest rates.
