But if you're committed and have a good team in place we're seeing a lot of excellent buy and hold opportunities, as well as a fair amount of value add, cash-out-refi and fix and flip options.

If you are truthful with your lender, there is no fraud committed. 

That's a couple thousand dollars less I have to bring to closing for a negligible different in the mortgage payment.My timeline here for completing the rehab and getting it inspected and my permit approved with the city was really tight because I had committed to allowing the tenants to move in on a specific date.

BP Community,I have two more years in my service commitment with the USAF, and I'm a licensed attorney in Texas and looking to head back that way; however, I am conflicted on if I want to dive into real estate investing full-time or stick with my law degree and leverage that to learn, grow, and make inroads into real estate investment circles that I might not otherwise have access to. 

These have been great deals for me in my market, but there are just so many variables that you will have to consider your own strategy and what will work best for your goals, what works best in your market, your skill set, and time you are able to commit.
