The guest/investor mentioned he wrapped an existing mortgage; the seller retained legal title and the investor obtained equitable title.Q: If the seller had a judgement decreed against him and a lien was subsequently placed against the property;  is not the title now clouded?

I'm an amateur investor in CA with 3 single family rentals and I just picked up a gig "posting" future foreclosure notices on properties, as well as "hosting/performing" foreclosure auctions at the county steps.I feel like I have a great opportunity since I know the area and I'll get to see every property coming up for auction since I'm posting on them.My question is: how do I best utilize this info?
