Something to consider: Financing, contracts, title work, insurance, bookkeeping, taxes and returns can be overwhelming even when personally making a purchase let alone in an LLC when starting out.

A lease is a legal contract.

Does anyone have experience with this and knows what type of contract to use, what to say to the buyer, etc.

You don't want a situation to occur where daughter gives notice and moves, but now dad has possession (with whom you have no legal contract) and is not paying rent.
