Hey guys, i'm completely new to the industry.

Now I'm not sure if that is due to the nature of our business as the credit unions purpose and mandate aligns to the industry broadly, or if it's just something that they were able to negotiate.

My sister's been helping us; while she's not in the RE industry, she has the most experience with buying, renovating and selling houses and plans to get into REI in the future.

Edit: While it would be great to make $50k-$100k on deals, I would like to start out with cheaper homes (lower risk and lower reward) at least while I am learning the industry

You really need to know how to navigate that turf before you plunge into a MH acquisition.One of our biggest and most long standing niches in the MH industry was working with law firms, title and escrow companies and banks Nationwide trying to conjoin land to MH.

They would be "incubators" for small/start up companies in similar industries.  

Their employees perform a variety of functions, including water quality and law enforcement, fire suppression, harvest regulation, and even timber industry promotion.

We have been hit so hard over the past 3-4 years with the oil industry slowing down to a crawl.
