Hold harmless for mobile home florida

I am purchasing a mobile home thru auction that is on land but bank does not have title and affidavit has not been completed. I have option to sign a hold harmless and close.  In the state we live now, acquiring a new title is a sign simple as getting bonding insurance and going to DMV to get new title. Is anyone familiar with Floridas process?
