When I first started buying turnkeys you might be able to get 1K off or so but its like bargaining for a Bently... you can but its a little embarrassing and you get a bad reputation of that GUY!

@Chloe Philipp I'd start with those word of mouth referrals if you only want to serve good contractors, while it may sound counter-intuitive making this business more exclusive may actually be beneficial in the long run as you'll get a better reputation.

They will refer you to their hard money lender and if all goes well, that lender will pay them a referral fee and you get a reputable lender.
