It may not be fun 'thinking' you'll be leaving money on the table by lowering your rent... but really... lowering you rent by a mere $25-$50 can be enough to make your rent irresistible and you'll likely recoup that in decreased vacancy.

Just want to add that Memphis Invest is now known as REI Nation .. but the whole fun of it to me is doing what REI nation does for you (and takes a big cut for). 

I did my first several flips without one, and looking back a few years later it was a whirlwind and a lot of fun, but I forsook the lessons that I could have been learning with a bit more intentionality during those projects.
