@Jay Hinrichs good catch you are right the year I was actually referring to in my post was 2006. 

I'd focus on durability and core function rather than eye catching upgrades.

@Peter MorganThe tenants that wanted to get vaccinated would be protected from contracting Covid from those that didn't get vaccinated and those that didn't want to get vaccinated would have a 99.6% chance of surviving it if they caught it and a decreased chance of catching it since some would get vaccinated. 

If the city catches wind you may run into an issue.Honestly the safest thing to do would be to handle things now before closing so you’re not stuck holding the bag after. if you need anything repair-wise, just hit me up.

Catch is, tenant has COVID and is quarantining for another week, now with gas off and no heat / stove / dryer / water heater...and I can't find a plumber who will come do the job due to holiday and/or COVID presence.
