Duplex zoned single family RSA-1

I am in the process of buying my first duplex, so I can rent out both units and I just found out that it is zoned a single family. RSA-1.  Closing is suppose to be the end of the month. 
the house is listed as a multi family. 
will I run into any issues trying to rent it out?

Very often the zoning doesn't match the use of the property. When buying a property in Philadelphia the seller should provide you with the city certification. That paper will state current use of the property along with all/any violations. In addition you want to see most recent rental license for 2-units or for an owner-occupied duplex license. The license must be within-in 2 last years, otherwise you may have to deal with the zoning. The license along with the city cert will be your unit count proof.
