I would give it some time for lenders to catch up on this type of property.

Whereas with VRBO I've had several tech issues that were unfixable, such as photos that never load no matter how much I manipulate them, and a catch 22 with the dynamic pricing that never worked that locked me out of my calendar. 

Form 3115 allows you to restore the fairness in this situation and "catch up" with the remaining $30k of depreciation that you failed to take in the years past.

Most tenants cannot catch up with rent that is 3 months behind. 

If you're $400 below market rate I'd give them chance to "catch up".

While it might be good to focus on newer 3/2/2 homes, if you catch a deal that is 2/1 and in the city next door to your target, it is always something to consider.
