As that day draws closer though, I've been getting more and more nervous.  

The skeptic in me is nervous.

We have are appraisal tomorrow on are 3rd BRRRR and are excited but with everything going on a bit nervous.

I'm in Oregon, but would consider investing there long-distance - though a little nervous about risk of natural disasters.

I'm a little nervous that the housing market may take a tumble over the next 12-24 months but it doesn't make sense to wait for the perfect entry point; I'm going to work to find the best deal I can and see where things go from there.In the meantime, I've reconnected with the local agent we used to purchase a teardown lot for our house a few years ago, and I plan to start engaging with property management companies and other real estate investors in my area.That's about all I have at the moment, looking forward to engaging with everyone here as well!

(The goal of the refinance is also to get a better interest rate) This will be our first real estate move (other than purchasing our home) and I’m just a little nervous about doing this on our personal home.I would love to hear if others have done this or if you would not advise this strategy.

The price is a steal if you understand Vegas market and prices so I don’t want to wait to long but I’m very nervous being I haven’t been studying and learning but a few weeks now but I come from business and sales so I don’t find it Intimidating at all but I don’t want to jump just in and mess up on the deal and could you some POINTERS FROM PROS who have done what I’m trying to do for my daughter & son who bdays are both this summer!

Like other commenters I was nervous about your numbers, but I'm glad to hear you're being conservative. 

With rent control and possible Prop 10 passing, investors are feeling nervous about long term.
