This was an interesting first deal but I'm glad I was able to help the seller navigate his way threw the process with out having to just give the home to the bank.

However, I was skeptical of it after spending some time navigating around.

I'm glad you made me aware of the %3 rate, it is hard to navigate the info on the IRS site.

Follow their lead and give them 50% for helping you navigate the situation.I'm starting to sound like a broken record...but find the people in our area that are reputatble and that know exactly how to do this and bring the deal to that person.You want to excellerate your learning...I' telling you; Find that person!

There are often gray areas as well without solid case law precedent and thus you have to do your best to navigate things properly.

I tried getting it setup in their site as I"m already a member, but couldn't navigate very well and couldn't find the option to sign up. 

I'm usually the do it your self kind of person and I've tried looking up some of these records through the county sights but they are ridiculously hard to navigate and I feel like I have to sort through endless amounts of data.
