-There is previous water leak spotted in chimney siding -Low water flow rate even though water pressure checks good - hot water heater is working but old - windows probably need replacement some don’t stay open and one window can not open at all -new smoke detector needed -ac thermostats works but is miss wired -few small electrical works I am gonna call my agent and discuss possible price reduction or have them fix some of these issues.

One rental house automation I will add is "if it's between sunset and sunrise and the driveway motion sensor goes off, turn on the stairway, main door, and under house lights, then turn them off 10 minutes later".

You're going to have to mess with cords anyway if you want cameras that plug into power outlets and have features like motion-detecting spotlights, which have clearly been a very effective crime deterrent for us.
