My main advice would be to do your due diligence in verifying that your partner(s) and/or the sponsor is trustworthy & transparent, and that you feel confident in their contingencies, and also that they have a track record in getting their investors their money in a timely, professional fashion. 

I would put up all kinds of KISS artwork and other memorabilia in the property. 

I operate in the same fashion as @John Warren - send the lender an email and within a day or so all is done.

Mitigating risk is going to be of the highest priorities in this time, and old fashion negotiation may facilitate some of the best outcomes.

I've flyspecked the chain of title to find any flaw or defect to find something to allege why the lender doesn't have a good lien  In addition, I've also alleged the lender has abandoned its interest by failing to bring a foreclosure in a timely fashion.  

Until appraisers organize in a fashion similar to the NAR, all these problems with the appraisal profession will continue.

Additionally, I believe it shows fear about receiving your rent in a timely fashion and not so much an altruistic gesture since it is tied to dates.If this continues and your tenant not able to pay rent, when you work out a payment plan the tenant will want to know why the discounted rent is no t the ceiling- since you don't need the 10%.My units are now lived in 24/7.
