I would keep the carpet neutral but something easily washable cleanable.As others have said, I'd add other decorative objects like artwork.

I will certainly work on updating the photos and adding more artwork.

A good 'ol fashioned 3 ring binder that gets updated at least once a year.If a place opens up nearby or there is a new thing to do, I get the booklet or whatever with the info.

I can see in that one pic that you could use a bit more artwork on the walls.

Normal wear and tear would be a few small nail holes for hanging artwork, a clock, etc.

This might sound silly, but an old fashioned spreadsheet if you only have a deal or two.

Look into crime maps, and do the old fashioned thing of getting in a car and driving the market if it's not in your back yard.

A good ol fashion phone call or house visit would probably solve your problem. 

Each potential buyer has come to their own conclusion that it would be too much hassle and risk to manage in this fashion vs a traditional rental even though the average cap rate in our area has been half that at best.
