I am currently concentrated on the wholesale side of things.

Since my wife works in the city near Hampden, we will probably concentrate our research efforts on the north side of the city.I am still in the air with whether I want to pursue the city or some area in Baltimore County for my first property.

As you can see I'm in need of some direction and need a place to start concentrating my studies so I can break into the business.I am so happy a community like this exists and have already been reading tons of articles, blogs and posts.

I don't concentrate on what doesn't work, only on what does and build on that.

So don't rely too much on your cap rate, and concentrate more on what is highly desirable and what will stay rented by actual humans. 

Are you looking to concentrate locally in the beginning?

I am so excited I barely can concentrate at work.  

@Robert Alberty- we are a bit spread out, but also with a concentration in the mid-cities. 

Would be managing from ~20-30 mins away.Trying to narrow my focus and concentrate research on the following areas: University District, Bagley, Redford, Dearborn and possibly further up to Southfield.

As long as the powers that be concentrate on the big guys and I concentrate on covering my butt my life is easy.
