Where should I truly start?

Hi I am brand new to the real estate game and I really want to be part of it. That being said I am being educated but I also what to know where I should really start. Aka kinda play it safe in a way where there won't be a huge lose if there is but won't be massive profits either. Any ideas? Should I start with a rehab maybe stick to whole sailing or straight buy and hold on a duplex and live on another side to start? Also if anyone is in Maine and knows of any meetings or would like to get together I would love to find a mentor.

Definitely start first by getting educated about the various ways to get started, then consider all of the methods against your current resources (cash/credit/network/skill-set/income/assets/debt/time/knowledge/experience/etc...), desires, likes/dislikes, near-term, medium-term and long-term goals, and time that you have to devote to doing REI. For example, if you have little cash, lots of free time, and decent people skills, then maybe educate yourself and get started with wholesaling because those align well with that method.
