It definitely needs some cosmetic work but as a college student that will not be possible anytime soon.

They are an educational program for people interested in becoming a real estate investor while marketing the education to others and earning 50% of commission on the students you sign up.

I've been in executive management all of my post-college career (I was a late student (30), having served in the military and had "real jobs" in between and during college, ) and I have never considered it my job to do everything at the firm.

Some advocate make any/many deals that yield a profit.Others, create a marketing plan and become selective, becoming better with each transaction.That should perk some opinions with the community.Here's my thoughts before I dove into MFUs.First, I found that college students have an agenda (to graduate) and when met, they move on, sometimes with adverse consequences to your property -- RULE OUT STUDENTS.As always, location is a big contributor in RE and cities with high vacancy rates(VR) impact the ROI and you can't control VR. 

But we like the college student rental model and may pursue it more in the future.
