These look like legitimate costs to me, but if they fight it and you don’t have any “before”, this may be difficult to fight

I feel like a third party has no dog in the fight, they are done the same across the board with photos and reports.

I found a town that had dying businesses left and right.  3 large factories had just went out of business and people were fighting to get out. 

While SEC's definition of sophisticated investor is pretty vague, you have to make the best of it "...All non-accredited investors, either alone or with a purchaser representative, must be sophisticated—that is, they must have sufficient knowledge and experience in financial and business matters to make them capable of evaluating the merits and risks of the prospective investment..." 

Maybe you could get what, $50 from them but is it worth the fight?
