Long term tenants and property inspections

I have a property that I self-manage. It has been rented since 2016 to the same tenant.

Other than a couple times the tenant has called about heating issues, I don’t really have a system in place to keep tabs on both how the tenant is keeping up with maintenance and also making sure unseen issues aren’t going unnoticed until they become major issues (like roof leaks).

How often do you perform inspections? Do you do it yourself or are there professionals that specialize in such a thing? Maybe the better question is how do property managers run inspections?

Brandon,

We do professional inspections before move in, move out, renewals and anytime we feel there may be a problem. They are performed by professionals, not our staff. I feel like a third party has no dog in the fight, they are done the same across the board with photos and reports. We chose to do this about 8 years ago, best decision we ever made. The cost of this for us is reasonable because of volume. Would need to talk to people in your area
