Long term tenants and property inspections

I have a property that I self-manage. It has been rented since 2016 to the same tenant.

Other than a couple times the tenant has called about heating issues, I don’t really have a system in place to keep tabs on both how the tenant is keeping up with maintenance and also making sure unseen issues aren’t going unnoticed until they become major issues (like roof leaks).

How often do you perform inspections? Do you do it yourself or are there professionals that specialize in such a thing? Maybe the better question is how do property managers run inspections?
