Starting My Tiny House

My wife and I want a Tiny House as an occasional getaway house, and put it on Airbnb when we aren't there. However, it sounds a lot easier than it is. If I could find one on land for sale I'd buy the whole deal but I can't seem to find that either. 

Getting the actual tiny house is the easy part it seems. I am in Maryland and hoping to get one either in Maryland or nearby in PA or VA. Has anyone else done this process before? Where do I find land? I know all land isn't created equal. How do I find land with utilities and how do I get the trailer (Tiny House) connected?

See some great ones on Airbnb currently but not sure how to get it to that point. Hopefully you can give me suggestions
