I wasn't looking to sell, but Roofstock approached me, with an all cash offer (almost double what I paid for the house) on one of my properties in Georgia and I accepted. 

If you intend get the property under contract, you typically sign the PSA with your name/biz name on it and send the mutually accepted PSA along with an assignment agreement to the end-buyer.

So I worked and talked to more people and met and agent that helped me use an (existing tenant) as income to get me approved high enough to put a 335k offer that the seller then accepted.

Zelle won't work as they don't accept prepaid cards at this time (at least last I checked) so that free option is out if there are no bank accounts.Any other option apart from the bank will have a fee attached to it if there are no bank accounts involved, at least that I know of.

I have seen some lenders accept foreign signers on non-recourse loans but they require the signers to have 2x the net worth of the loan instead of the normal 1x the net worth of the loan.

At least in my state there is no other way to avoid section 8 as long as the terms you describe meet the terms they are willing to meet then technically you are required by law to accept them as payment. 

The seller accepted within about 24 hours.Shortly after I had it under contract, I called a few local builders, including one who built the house across the street.

Once the landlord agreed on an acceptable sell price I present it to the tenants.

I've gotten my first acceptance for an offer on a duplex, but the seller is requesting to have only a 10 day due diligence.
