If you intend get the property under contract, you typically sign the PSA with your name/biz name on it and send the mutually accepted PSA along with an assignment agreement to the end-buyer.

Zelle won't work as they don't accept prepaid cards at this time (at least last I checked) so that free option is out if there are no bank accounts.Any other option apart from the bank will have a fee attached to it if there are no bank accounts involved, at least that I know of.

I have seen some lenders accept foreign signers on non-recourse loans but they require the signers to have 2x the net worth of the loan instead of the normal 1x the net worth of the loan.

At least in my state there is no other way to avoid section 8 as long as the terms you describe meet the terms they are willing to meet then technically you are required by law to accept them as payment.
