What’s people’s experience with regular vs section 8 tenants?

I own a 4-plex in a less than desirable area and two of my tenants are section 8 and I couldn't be happier with my returns.

I think most landlords just use credit scores because they're accustomed to having banks do that to them when they apply for mortgages, and because it's "easy" to have a number/cutoff point that someone either falls above or below to help them in the decision-making process.But I've owned and rented out A, B, and C class rentals (no D class) to all types of tenants...everything from professional tenants making 5 figures per month, to Section 8 tenants. 

Does anybody have advice on where to go for help to see if this family could qualify for section 8 housing assistance?

The contract says $2,000 towards closing in section 12 and the sellers signed it. 

Timing - After reading the book on managing rental properties, for what seems like the 100th time, there is a section where he mentions renting in December and January.

The Landlord Forum on BP is a great resource so I would get active in that section and ask any questions you have along the way.  

Also, I just want to reiterate for the thousandth time on BP...Secret Book of Landlord Codes of Conduct Section 1, Paragraph 1, First Sentence....Don't rent to relatives or friends!

@Peter Shiflett - With a single family home and a family, I would suggest finding a larger house that you can section off.

I am also established with subcontractors in just about every section as well within my network.
