Two questions about tenants

Hi all, 

Wanted to get some people’s thoughts. I have a tenant who just moved out of the apartment and owning $1400. Saying she will on Friday but she didn’t and she’s not replying to my messages. For anyone in my shoes would you take it to small claims or collection agency?

the other is. What’s people’s experience with regular vs section 8 tenants? Most of my rentals are in Dundalk and i had a bad experience with 80% of my regular tentanta not paying on time that I got used to that being the norm. Most of them are up to date now but still late by 15 to 20 Days. Would like to get what other people’s experience is.

@Daniel Suarez I have two section 8 tenants and have been pleased overall with the experience.  Screening is key.  I've had minor complications, mostly with one being unclean and causing some damage but hold them accountable as necessary.  After passing your inspections and getting set up with the housing office, payments come in like clockwork. I wouldn't hesitate with adding more section 8 to my portfolio.  Check out @Joseph Asamoah 's podcast on utilizing section 8.  He's also a prominent investor here in the DC area
