I've heard that some seasonal mobile home parks shut off service to the entire park for the winter.

He briefly mentioned the Right to Show Clause: that the buyer reserves the right to show property prior to settlement for purpose of selling, renting or leasing, and the seller agrees to permit access to buyer at anytime up to date of settlement.If anybody has any experience with this, I would love to pick your brain and learn how I can utilize it.Thanks!

If you think your brokerage services to list a property are worth $15,000 or 10% or whatever else, you can negotiate that commission.  

Sounds like you are on the right path in offering services for gaining knowledge.  

I would be careful about bumping the rent to include these services; tenants can get real careless with water consumption if they are essentially getting all they want for a fixed price. 

We had built up about 40k in reserves to handle the Down payment and rehab, most of which is now gone.

Not sure why you would have to pay above market rate in any case given that your credit, DTI, and reserves are all good enough.

I would be interested in offering my services as an Interior Designer and/or estimator of rehabs, along with my extensive construction and supply contacts.  

Much of our data/lists actually comes from services that charge monthly fees for downloads, so I am currently not purchasing lists.
