Right to Show Clause, Phoenix, Arizona

Hi everyone,

I'm in the process of acquiring my first rental property, preferably in the East Valley area: Gilbert, Mesa, and Chandler, and I wanted to ask about the 'Right to Show Clause'. 

A professional RE investor once told me, when it comes to purchasing investment properties, to never take ownership of anything unless it's rented, leased, or sold. He briefly mentioned the Right to Show Clause: that the buyer reserves the right to show property prior to settlement for purpose of selling, renting or leasing, and the seller agrees to permit access to buyer at anytime up to date of settlement.

If anybody has any experience with this, I would love to pick your brain and learn how I can utilize it.

I rented my properties in Arizona before I closed. Makes sure you add a clause that says its contingent on close of escrow Ect. because otherwise it's a breach of contract. Use the old pictures from the MLS on Zillow and talk to your agent to see if he/she can get the sellers agent to ok you showing the property, if your agent accompanies you. That's what I did, but I have a killer agent also!
