I have been lurking the forums, reading the blogs, and listening to the podcast for close to a year now and I absolutely love the interviews and information offered through this community.

There are a ton of great interviews with wholesalers, flippers, and those that have transitioned from wholesaling to flipping.J Scott's books (you can buy on BP) on rehabbing and estimating costs will cut down on your learning curve too.  

When I interviewed brokers, one question I asked is if I had to pay the listing side of the commission on homes I own.

But in something six or eight years old, if problems are apparently creeping up, how do you know how to assess and come to feel comfortable with the builder of the neighborhood in general - considering you can't inspect everyone's home or interview everyone or get access to every lawsuit's complaint?

The interviews that they have with other investors are great.

Maybe or maybe not JV, but I will look around and interview until I my feelings are 100% copacetic.
