Most Boards allow affiliate membership (for those who do not have real estate salesperson license). Call the board and find out.

I'm new to this but what I believe I have learned so far is you will need to find a broker to sponsor you or work for a broker. I could be wrong but I believe I read that

In every instance I have heard of you need to be an active agent, with a broker to be granted access to the MLS.

you need to hang your license with a brokerage, and if you read other post, brokerages comes in many different forms.
hopefully you can find one that fits your needs

Jennifer makes a good point here. Talk to different brokerages in your area because there are a variety of fee structures, commission splits, etc out there. If you talk around and do some negotiating, you can find a setup that meets your needs better than others.

You will likely need to hang your license with a broker and pay the MLS subscription dues. Prices vary depending on which board you join.

In order for you to even have an active license and any of the privileges or powers that come with being an agent it has to be hung with a broker. If your license isn't active you're no different than anybody else that hasn't taken the test. You can find brokers that are more of a small shop that will let you do your own thing but ultimately the broker is responsible for anything an agent does under that broker.

@Natalia.B, What do you mean by board?

Harry K., I mean local Board of Realtors to get access to your local MLS.

If this is true, then it is very odd. Most affiliate memberships also require you to have a license.

In Florida , you must have a active Real Estate license, by active the law state a license is active when the licensee have been associated with an active broker..basically employment. Then the Realtor pays a fee to the associated board.

I have a license in Indiana. Here you must have a broker. When I interviewed brokers, one question I asked is if I had to pay the listing side of the commission on homes I own. Another question to ask is if they have a monthly desk fee. Without a desk fee I still pay close to $100 month to have access to the MLS and belong to the NAR.
