Hello from Seattle

Hi, just introducing myself as a new member.  I'm a beginner, though I own a house in the Green Lake / Maple Leaf area that I'm considering turning into a rental -- after I'm done finishing the basement.

Have heard some horror stories of being a landlord -- so looking for best practices on how to avoid the horrors.  

Also interested in what other Seattle area landlords think of Seattle's pending regulations for rental units.
