I have a proprietary database I have made over 14 years in the business with thousands of owners nationally to source product on the market or off the market.

Without getting into the techy side of things, ultimately you may run the risk of sending your ad to the wrong person since you would be relying on the database of certain companies.

As far as building a site -- I strongly recommend using a database like Wordpress or Drupal (I recommend Wordpress).

I would offer, depending on property price and type, a $500 to $2500 (no refundable) option fee to the seller enabling me to purchase the property within 30, 60, or 90 days for a specific price.  

One issue that I found with these programs that provide access to national databases is that when analyzing deals for non-disclosure states, the data is inaccurate as they pull data from public records.as an example lets say the ARV is $100K, but the owners when they purchased the house put $30K down and have a note for $70K.These type of programs when running comps tells you the comp is $70K instead of $100K, so ARV will be misleading.On the other hand, if you are in a disclosure state, the date is accurate

In addition, there is no central database or whitelist that carriers can cross-reference to determine which calls are "known-good" or non-spam numbers.

======PS:: 7) I am pretty good at web scraping/database/ excel etc, so, i do not care if the information is complete, All i need is the APN. 8) PS: I am NOT trying to get into the land wholesaling business now, I just want to buy ONE land parcel to build on.
