The agent seemed motivated to reach an accepted contract quickly.

However, I'm very motivated to make this work, for any parties involved. 

So, I called him, emailed him, texted him and he eventually admitted that he had some job (can't remember what) that kept him so busy he did not have time to even talk for one minute.

New sewer, new roof and its been on the market for quite awhile so they're probably motivated to sell..

Seller was motivated to sell at asking price no exceptions, no closing costs.

I would continue to hit them from all angles, call, text, email, etc.

In the meantime just reach out to the tenants as soon as possible in person, via phone, text email and let them know you are the new owner and where to pay and tell them as their leases are month to month you will be following up shortly with new leases for them.
