Best route to take with my current financial situation

Hello everyone! I hope you are all healthy and having successful investments, I make this post because I need advice!

I am 22 years old and have $20,000 in cash saved up.

I started my job last year in the medical field and make around $40k a year.

I am looking to use the BRRRR method, but also take advantage of the FHA loan and house hack. With my lacking credit score and employment history, I would be giving the funds to my mother as she meets the FHA loan requirements and she would be the "investor". I plan on living with her for a year and then while building my credit/employment history I would then use a FHA loan in my name for the next property. I will do my due diligence…as long as the property isn't in awful shape I would like to buy and hold forever as I am more interested in monthly cash flow after paying off each property.

My question is… is this a stupid idea/method to get my foot in the door as an investor ? My other question is, I've notice a lot of properties posted in forums I'm in will say things like "cash only" seeing as I want to use the FHA, is it possible for me to even find a property ?

I used to remodel apartments for a team of investors in Newhampshire so I have experience, but I need advice! Sorry for this huge wall of text I appreciate any feed back.
