Hello, I'm new to REIing and want to know what others do with their capital (whether it's savings or cash flow income) while they search for more investment opportunities.  

I, being me, when working as a buyer agent, would do a quick title/lien search of the properties I’d be offering on.

Its one of those phrases that mean nothing while sounding good.Are you willing to search courthouse records for hours on in with no compensation other than to learn the process.

All the while as you’re watching your savings grow you can be listening to podcasts, readings books, talking to people, and searching for deals.

You always buy subject to other possible liens that only a proper title search would reveal. 

I know I can get a lot if not most of the information in these books for free on BiggerPockets, but rather than spending hours searching through past posts, I figure let me just spend a bit of money to save myself the time.I'd be curious if anyone thinks any of these books are redundant and can be dropped.

I can only speak for myself, but the projected returns would meet my search criteria.  

Even if you hired a designer as well you’d still save money versus paying the $50,000 .Searching listings online for homes that have sold as flips and see what kind of design they use or go to open houses of flipped homes .
