I've been doing leases non-stop, as referrals for another lady I helped find an inexpensive condo but those aren't worth it to me, they're a lot lower than I'd like and I want to get into the luxury market.

I am interested in purchasing a campground that is permitted for a lodge and cabins (but are non-existent on the property).

There is a 75 unit luxury building being built on the corner of this block as we speak.  

I'm not sure what luxuries it affords those who enlist in terms of breaking a contract.

We have a store with donated building material close to me and I bought a big lot of Luxury vinyl tiles , 18" by 36" each.

Lots of overhead too with mortgage/capital injected + HOA + other costs associated with high-end/luxury units.

I'm in the process of opening a lodging business and the project costs (mostly property and buildout) have exceeded my capacity for borrowing.

Businesses that provide strong long-term employment and increase the median income moving in, building luxury apartments where there previously were none, etc are a couple of good signs. 

Maybe this is a luxury specific to NJ.Perhaps a local realtor could give you an idea of the local tax rate?
