Best Flooring for Value-Add

Here's the quick layout...I have 8,800 sq ft of space that needs new flooring because I hate carpet. I haven't closed on the deal yet but this is something I will do right away. I am using a private lender for the down payment and am negotiating with the owner for owner financing otherwise I will use a mortgage broker. I would like to refinance in 12 months in order to put more equity into the property (pay back my private lender first of course but he may have intentions of staying for the long haul). What would be the most cost effective flooring: tile, laminate, vinyl, wood..etc. that will help my property appraise at a higher value. FYI I am doing a complete rehab of the kitchen and bathrooms and fixtures to make the units have a more modern style.
